Employment: Full Time

Statement of Responsibilities:
- Complete the project on time and on budget and in accordance with the contract/specs.
- Protect the company’s commercial and contractual position at all times
- Avoid any major or legal disputes with the client and subcontractors if possible

GENERAL
- Represent the company in a professional and ethical manner at all times.
- Management, training and assessment of assigned staff.
- Identify and minimize risks for the company and protect the company’s interests.
- Advise and consult with the General Manager and Directors about:
- all problems and risks as they become known
- any subcontractor or supplier problems relating to that project
- any form of financial or benefits offered to the project staff or project manager by subcontractors or suppliers in order to gain benefits at the expense of the project.
- Weekly reporting to the General Manager and Directors in an agreed format.
- Provide progress reports to the General Manager Directors as requested including a monthly report addressing the operational and financial performance of the project, areas of concern, opportunities etc.
- Understand and implement company policy and procedures, including enforcement of the same with the project staff.
- Maintain a strong team commitment and positive company culture within the project team.
- Comply and implement company procedures and directions of the General Manager and Directors.
- Ensure that at all times all project and company related information remains confidential.

OPERATIONAL
- Complete assigned project according to budget, program, specifications and specific project objectives.
- Coordinate off-site and on site activities in conjunction with the project staff and client.
- Project initiation - oversee project set up, contract negotiations, design development, procurement, project planning, programming, shop detailing, construction methodology, risk planning, quality planning and EHS planning.
- Initiate project by having a kick off meeting to discuss the key issues to a successful project and the key risks for our sub-contract. Chair weekly management meetings with the General Manager, Directors and key staff (as required) to review, discuss and monitor these issues for the duration of the project.
- Take the lead and coordinate project related activities with the consultants, including project kick off meetings, construction methodology meetings, programming, regular internal coordination meetings and design meetings.
- Ensure the consultant design information and shop drawings are issued on or before program milestones and notify the Directors in writing if the design information is not available, not suitable/coordinated or delaying the shop drawing program.
- Maintain regular communication with the General Manager and Directors in order to be aware of their concerns about the project, our subcontractors or our project staff.
- Put a process in place and take action to make the required changes in order to remove these concerns and maintain a strong, healthy and friendly relationship with the Client, Directors, consultants and other parties.
- Ensure that the project has a current working program to completion, three week look ahead program, as-built program (and photographic records) and a contract base line program.
- Manage all subcontractors to ensure compliance with the contract and specification.
- Ensure production complies with the site program, priorities and milestones.
- Arrange and hold weekly internal project staff and client meetings.
- Ensure all project Quality Assurance and EHS requirements are documented and implemented as required in accordance with the QA and EHS plans and government regulations.
- Manage industrial relations disputes and matters relating to the project in conjunction with the Directors.
- Employing and terminating site personnel and or subcontractors and or suppliers together with the General Manager and Directors.
- Ensuring all works are in accordance with the applicable specifications and works are satisfactorily completed. Please note that there are to be no deviations from the specification whatsoever unless approved by the client in writing.
- Review and analysis of site construction efficiency and continual monitoring and implementation of improved methods to complete the works as safely and efficiently as possible.
- Assist the project team/subcontractors to resolve site problems, technical issues, and sequencing.
- Minimize company exposure and risk by ensuring that:
- Everything of significance is communicated to the General Manager and Directors (or others) in writing;
- Design (RFI’s, documentation, delays, IFC design drawings), priorities and program are coordinated with the Client, consultants and the shop drawing office;
- The project is working to an agreed program;
- Contractual and commercial requirements are carried out in accordance with the contract or as agreed with the Directors, and;
- All expenditure is in accordance with the project budget.

Requirements:

COMMERCIAL
- Manage the project to ensure that the budgeted profit is met.
- Review and pursue further opportunities to increase the project’s profit through tender letting gains and other means.
- Ensure that all contract administration is carried out correctly and in a timely manner, including site asset and hire registers, site diary, purchase orders, potential variations and variations (including registers), record of delays, EOTs and anything else as required by the contract or Directors.
- Manage the preparation, submission and negotiation of commercial submissions to the client.
- Manage and report actual and forecast costs against project budget.
- Liaise with the General Manager and Directors on the status of commercial submissions.
- Manage contractual disputes (if they arise) with the client and subcontractors.
- Ensure clients make payment in full and on time and project cash flow management.
- Review all contractual, commercial or important documents before they are sent to the Client or a third party.
- Review all project related spending.
